Instant Equity Release
This has been one of the most popular methods used by the professional property investors for many years. It is a simple and effective way of purchasing property using very little or no money at all. In fact, if the deal has been sufficiently negotiated, it also allows you to release some of the equity in the property on completion.
In simplicity, this method requires purchasing the property below the market value in cash using a closed bridge loan and then instantly remortgaging it to the open market value.
Example:
Property Market Value: GBP 100,000The above shown example would give you an instant equity of GBP 15,000 and net cash back of GBP 3,000 on completion but above all an investment property without putting any of your own money in.
Alternative Investment Financing (AIF)
The above methodology is by far the simplest to execute and efficient to use, however, it has its own limitations and in various situations where although the deal is financially attractive, this method cannot be used such as when the required rental income is not sufficient to service the mortgage.
In such situations or simply buying through auction, our recently developed unique AIF methodology can be put to use. The AIF methodology in simplicity goes through your whole circumstance, the property deal and particulars, your strategy and simply draws up all the available financing techniques to suit your needs and requirements to obtain a No Money Down Deal.We offer a complete financing solution to property investments.
