There is often the conception that to buy a property involves saving to save up a 15% deposit plus purchasing costs. Having saved up and purchased a property you would then have to start saving up again to buy your second property and so on. 3QM Investments brings you an innovative way to build your property portfolio. Using unique financing techniques used by professional investors for years, it is now possible for you to purchase a property without having to save up for the 15% deposit or the purchasing costs. In fact 3QM Investments has made it possible to purchase a property with very little and often not using any of your own money at all. These deals are known as ‘No Money Down Deals’ or NMD deals.
The typical investment opportunities brought to you by 3QM Investments will be atleast at a 15% discount to the Market Value if not more. We carry out full due diligence on the property which includes property values, rental demand, area re-development and potential growth opportunities.
3QM Investments commits to only presenting the most profitable deals and ensuring they are sound property opportunities which allow property investors to build a portfolio as quickly as they like. These deals are equally popular with new and experienced investors as they do not require substantial capital investment on the part of the investor. We recognise that not all investors will have come across NMD deals before and for that reason we can arrange and guide you through the whole investment process including your finance & legal work. True Market Value - GBP 249,950
Below market value price agreed of GBP 205,000 (18% BMV)
Deposit Percentage (15%) of True Market Value: GBP 37,493
Mortgage amount: GBP 212,457
Purchasing Cost: GBP 8,375

Total investment required: GBP 718.
The above example was an actual deal that 3QM Investment provided to one of our investors recently. So the investor made a capital investment of just GBP 718 for which he received equity in the property of over GBP 37,000 and also a monthly profit of GBP 100. Already factored into these costs is a charge from 3QM Investments whereby we charge a fee for sourcing and turning the investment into a fully packaged deal. And this deal is typical of the sort that 3QM Investments are producing on a regular basis for our investors. In this example an investment of just GBP 718 was required; however we often manage to package deals which require no capital investment at all, you would literally own approximately 15% of the property without investing a penny of your own!
For the more experienced investors we also have BMV leads section whereby we provide Qualified and Unqualified leads that we have received through our exclusive agreement with The Cash Property Buyers. A lead is essentially information on an individual who is looking to sell their property below market value. On purchasing a lead, an investor has the opportunity to contact and negotiate directly with the property seller. However this is a highly skilled process and not recommended to novices. As an experienced investor you may wish to negotiate the purchase price yourself. As a new investor we strongly recommend you consider the packaged deal product whereby essentially all negotiating has been done for you.
